Inside a Post-Construction Clean for a New Whistler Build

A new Whistler build is finished long before it is move-in ready. Drywall dust drifts into every cavity, paint splatter dries onto trim, adhesive residue clings to glass, and the floors that are about to be photographed for the listing are still covered in fine grit. A post-construction clean is what bridges the gap — and it is a very different job from a regular house clean.
Why a Post-Construction Clean Is Its Own Service
Walk into a freshly built home and it looks almost ready. The finishes are in, the appliances are installed, the light fittings are up. But run a finger along a window frame or open a cupboard door and the reality is different. Construction leaves behind a category of contamination that standard cleaning products and regular techniques simply cannot address. This is not a job for a vacuum and a mop.
- Drywall dust gets everywhere: Inside cabinets, behind appliances, on top of door frames, in the tracks of every window.
- Construction debris is harder than household dirt: Adhesive, caulk smears, paint flecks, silicone residue — none of it comes off with a standard wipe.
- The standard is "showing-ready", not "lived-in clean": Every surface needs to look brand new, because in many cases it is.
- Volume of equipment is different: HEPA vacuums, ladders, scrapers, multiple mop systems and PPE are all standard.
The Problem with Drywall Dust
Of all the challenges in a post-construction clean, drywall dust is the one that surprises most people. It is not like ordinary household dust. Drywall compound is ground into an ultra-fine powder during sanding, and those particles are both light enough to travel into every recess of a building and electrostatic enough to cling to vertical surfaces, inside cupboards, on the backs of doors, and deep inside HVAC systems. A standard vacuum spreads it as much as it collects it — which is why HEPA-filtered commercial vacuums are the only appropriate tool for the first pass.
Drywall dust also activates when it gets wet. Apply a damp cloth too early and it smears into a paste that is far harder to remove than dry dust. The correct sequence — dry extraction first, then detail cleaning — is something an experienced post-construction crew knows by instinct.
The Three Stages of a Whistler Post-Construction Clean
Phase 1 — Rough Clean
The rough clean happens before the keys change hands and often while final trades are still on site. The goal is to remove bulk debris and make the space safe and workable: off-cuts, packaging, construction waste, excess adhesive, and the first heavy layer of dust. HEPA vacuuming of all surfaces from top to bottom comes first — ceilings, walls, floors — before any wet cleaning begins.
Phase 2 — Detail Clean
This is the most labour-intensive phase and the one that separates a professional post-construction crew from a general cleaning team. Every surface that was touched, installed, or passed near during construction gets individual attention:
- Inside every cupboard, drawer, and cabinet
- Window tracks, frames, and glass — removing paint and sealant splatter with appropriate scrapers
- Door frames, tops of doors, and hinge rebates
- Light fittings and pendant bases, which collect both dust and installation residue
- All vents and grilles — wiped clear of the construction dust that has settled inside them
- Appliance exteriors and interiors, including the protective film residue that installers leave behind
- Skirting boards, architraves, and stair nosings
Phase 3 — Builder's Clean (Final Handover)
The builder's clean is the final polish before the property is photographed, inspected, or handed to the owner. Every window gets a streak-free clean inside and out. Every fixture is wiped spotless. Floors are finished appropriately for the surface — microfibre systems for hardwood and vinyl plank, specialist products for raw concrete and stone tile. The standard for this phase is photoshoot-ready: no fingerprints, no smears, no residue visible under inspection lighting.
The Specific Challenges of Whistler Builds
Whistler's mountain environment adds a few complications that are less common on lower-elevation builds. The dry mountain air means drywall dust becomes airborne more easily and travels further — into ceiling cavities, ductwork, and outdoor areas — before it settles. Construction during shoulder season, when the ground is soft and snowmelt is active, means sites accumulate wet debris: mud tracked into freshly finished floors, damp sawdust pressed into corners, and moisture trapped under construction materials that need to be removed before the building dries out fully.
The altitude also affects how some products perform. Certain cleaning agents behave differently at elevation, and adhesive residues cure harder in cold, dry conditions. These are not insurmountable problems — but they are reasons to work with a crew that has cleaned new builds in this specific environment rather than transplanting techniques from lower-elevation sites.
Surfaces That Need Specialist Attention
- Raw concrete and polished concrete: Require pH-neutral cleaners to avoid etching; construction debris must be removed mechanically before any wet treatment
- New hardwood flooring: Needs careful vacuuming before any moisture contact; wrong products can raise the grain or dull the finish before it has been properly sealed
- Stone countertops: Granite, quartz and marble are all vulnerable to acidic cleaners; adhesive from templating and installation must be removed without leaving scratches
- Vinyl plank (LVP): One of the most common choices in new Whistler builds; looks easy to clean but traps grit in the click joints that causes premature wear if not fully removed
Equipment on a Post-Construction Job
A professional post-construction crew arrives with significantly more equipment than a standard house clean. HEPA-filtered commercial vacuums are the starting point. Beyond that: extension poles for high surfaces, specialist scrapers for glass and tile, microfibre systems that won't spread fine dust back into the air, and dedicated mop systems with clean pads for each flooring type. PPE is also standard — drywall dust and adhesive fumes are not benign in large quantities.
How Long Does It Take?
Timelines vary considerably by property size, finish level, and how much debris the trades have left behind. As a rough guide for Whistler builds:
- Studio or 1-bedroom (up to 600 sq ft): Half a day for a full three-phase clean
- 2–3 bedroom (600–1,500 sq ft): A full day, sometimes extending to two for high-finish properties
- 4+ bedroom chalet or custom build (1,500 sq ft+): Two to three days, depending on the number of bathrooms, the complexity of the finishes, and how accessible the site is

The Areas That Surprise First-Time Owners
- Inside the HVAC system: Construction dust pulled into ducts during commissioning needs a dedicated wipe-out and filter change.
- Window frames and tracks: Paint, sealant residue and dust collect here and are easy to miss.
- Range hoods and appliances: Protective film leaves residue; new appliances need a full deep clean before first use.
- Garage and storage rooms: Often overlooked by other trades but used immediately on move-in.
- Hot tub pads, decks and exterior glass: Construction overspray and dust travels further than expected.
